Absa/Barclays bank in Mauritius will finance your villa for you. We facilitate the financing procedure on your behalf.
Do I have to pay a deposit?
No, as Absa/Barclays bank Mauritius only finance 80% of your villa in Mauritius, we will pay the 20% deposit on your behalf, which means no capital outlay for you as the client.
Where does the registration take place?
We have South African lawyers (du Plessis, Lessing & Brits) which have lawyers in Mauritius who will see to your title deed being registered under international law.
Is this a safe investment?
Absa/Barclays bank will not finance any property in any country if they are not 100% sure that their investment is safe.
Which currency?
It will be calculated into South African rand by Absa/Barclays bank Mauritius, you therefor don't need to do any exchange.
Cost of registration?
This can be included in your initial purchase price, which is normally 6% of sales price.
Which interest rate will apply?
Your villa will be financed in Mauritius therefor Mauritius interest rates will apply.
Rental income?
Average rental income per villa in Mauritius is approximately us$ 200 per night. Mauritius has a 60% average occupancy.
Calculating the income?
The MMC boutique hotel rents the villas out and calculate a 50% split on a 12month basis which are paid to the owner.
Tax implications?
Mauritius does not charge capitol gain tax, a 15% tax is charged on income received.
Who applies for my residency?
We apply on your behalf and facilitate the process, all you need to do is to go to page "How to apply" and "documentation" on website tabs, complete and submit.

Is the Villa full title or fractional ?
It is full title. It is not fractional ownership. The title deed can be owned by one to ten owners depending on the amount of title deed holders. Full price per Villa for one owner is US$ 500 000.00 This amount can be shared by numeral owners who buy into the same villa.
When will bond repayments start?
Bond repayments will start on completion of development, which will be more or less 18months from now.
Will the fluctuations in the Rand influence the bond repayments for South African buyers?
Yes it will, the fluctuation to the RUPEE will influence bond repayments.

Can the dollar income be transferred to SA Rand and paid out in South Africa?
Yes your dollar income can be transferred to SA. 15% tax is payable in Mauritius as the tax has been paid by the income no additional tax will be charged on transfer so SA.
What insurance can you give that each owner's villa will receive equal priority when rented out?
The total income of the Boutique hotel Villas will be equally divided to all the owners, that means even if the villa is not rented out each owner receive a equal share.
